Metal-Frame Warehouses: From Foundation to Completion

A steel-frame warehouse goes up quickly—assembling the structure takes weeks, not months. That is precisely why everything that comes before and after is underestimated: the foundations, the floor slab, and the utilities usually account for more than half of the construction time.

The Foundations Determine the Timeline, Not the Structure

The structure is ordered from the factory and arrives pre-cut and pre-drilled. What cannot be ordered from a catalog is the site. The geotechnical study determines the type of foundation—isolated under columns, on beams, or on piles—and this is where both the cost and the duration begin.

Anchor bolts are installed during concrete pouring, using a template, with tolerances measured in millimeters. Incorrect positioning can only be corrected by remaking the bearing pad, which means lost days with the structure already on site.

The Natural Sequence of Work

• the work platform and site access roads
• the utility networks running beneath the future hall, installed before the floor slab
• the foundations and connecting beams
• the assembly of the steel structure and enclosure panels
• the floor slab, poured and mechanically ground
• interior systems and utility connections
• exterior landscaping: platforms, parking lots, drainage ditches, green spaces

The utility lines buried beneath the slab deserve special attention: any pipe left unaccounted for there will require breaking up the slab later, at a cost that bears no relation to the price of the pipe itself.

Requirements for Final Acceptance

Industrial facilities are accepted for use only when their systems are fully operational and fire safety requirements are met—including fire hydrants, water reserves, and a pumping station where mains pressure is insufficient. These are elements that must be designed from the outset; they cannot be added at the end.
